Introducing Aspen Meadows














Our journey begins... Exactly two years ago, we took in our first views of these elevated lands just after a fresh snowstorm that came through the mountains the night prior. During this day, these natural high-elevation alpine lands instantly stole our hearts, the same as they did for so many more before us, including Burt Nicols and Homer Vasels over 60 years ago. It was one of those special moments in life—our discovery of Aspen Meadows. Situated just under Brian Head Peak, the highest peak in Iron County, Aspen Meadows is a legacy, multi-decade, master-planned mountain resort and residential neighborhood that occupies nearly 2,000 acres of aspen and spacious mountain meadows. It is adjacent to Brian Head Resort, home to Utah's highest base elevation. The community's unique location will introduce a third public base area for Brian Head Resort, Aspen Meadows base lodge, that features unobstructed views of southern Utah's famous red cliffs, additional parking, and skier services. The Aspen Meadows long-ranged master plan includes opening up more than 850 acres of new skiing terrain and up to 7 fixed and high-speed detachable lifts in the future.

Announcing our Founders Release for our Southeast Neighborhood - Phase One. We are excited to introduce our first release today, approximately 30 ski-in and ski-out homesites within phase one of our Southeast Neighborhood. These first homesites will become some of our most desirable and well-designed ski-in, ski-out mountain homesites among our planned ski-in, ski-out, gated neighborhoods. Our homesites will start at $300,000 and range to $700,000 in our introductory Founders pricing, with an average homesite size of 1.2 acres and an average purchase price of just over $400,000. This legacy neighborhood will have beautiful southern mountain views of Brian Head Peak, Sid's Peak, Brian Head Resort, direct adjoining ski trail views, and unobstructed, stunning views towards the north.

After nearly two years of hiking, skiing, snowshoeing, and learning about Aspen Meadows's lands and the Brian Head community's exceptional best attributes, it felt right to begin here. In the spirit and memory of celebrating the many founders of Brian Head Ski Area & Brian Head Town's past and the Ski Resort and Town today, including our wish to acknowledge these three special groups of individuals and organizations who we wish to honor and thank for their nearly 160 years combined in business, beginning in 1964/65 serving the Brian Head Community. We thank them each for their warm welcome extended to our group in the community. Will nightly rentals be allowed in Aspen Meadows? Yes. Nightly rentals of homes are allowed through the Brian Head Enhanced Service Business Fee, which amounts to 1.5% on all taxable items, including all nightly rentals, plus an annual fee of $248.00 plus license and fire inspection fees per home. This fee is sometimes called the "Shuttle Fee," which is a misnomer as the fee is collected for both transit and commercial snow removal. Brian Head Town requires a business license and quarterly reporting. More information is available at the town offices with Nancy Leigh, our town clerk, at 435.677.2029.

May we begin to design and build our chosen mountain ski home this year?

Yes. We will be paving the Southeast Neighborhood this summer; all lots are platted and recorded in Iron County and available to begin planning, designing, and approving your new ski home design with your architect and our architectural team, The Site and Architectural Review Committee (SARC).

Would you have recommended Architects & Building Contractors? Yes. We will be providing a list of recommended Architects as well as approved building professionals and established home-building firms for Aspen Meadows. We are continuously meeting and interviewing many of the finest builders in the greater southern Utah area, including Brian Head, Parawon City, Cedar City, and surrounding communities from Iron, Garfield, Beaver, and Washington counties primarily.
